There are no set terms and no deal is the same. Once we have all of the particulars of your deal we then will work on terms that are beneficial to all parties. 

ALL loans will be sent directly to the Title Company or Closing Escrow Attorney. UNDER NO CIRCUMSTANCES will and loans be wired to any person or company direct so please do not ask. 

Our normal process time is 5 business days but in Real Estate we know time is of the essence so the sooner we get what we need the sooner we can fund. We can fund as quick as 2 days for new loans and sooner for those who we have worked with in the past.

As mentioned earlier, each deal is different and our micro lending is based on a flat compensation and not interest rates. 

We typically fund micro loans such as EMD (Earnest Money Deposits), Down Payments and Rehab Costs but let’s talk and see what your needs are, we have resources in all REI lending options. 

Key Points:

●  This is not a loan—instead, we joint venture with you and bring EMD to the deal for a fee.

●  Time is of the essence. The sooner you reach out for EMD the more likely we can help. We may not be able to fund if you are already more than halfway into your inspection period with no buyer.

●  We may need to use a Transaction Coordinator. If needed the feesvwill be paid by the borrower.

●  We structure our agreement so that we do not lose money even if your deal falls through. Certain paperwork is required to protect our loans as well as you. ●  A Non-refundable deposit ($250 min) covers wires, other fees and the cost of having our money tied up in the deal. If the deal closes, the deposit goes toward what we are owed. 

●  We want to help you, so communication is critical. We will require information like the purchase contract in order to underwrite the opportunity. Without the required information, we cannot fund.

●  There will be additional documents needed, like our JV agreement as well as escrow instructions related to repayment of the EMD + fee.

●  30 days max is the usual timeframe. Longer than this can be discussed.

We lend in all States within the USA. We do not do any international lending. 

We do not charge you any fees to discuss your situation and once we agree to terms for your needs we then will sign all the required documents in order for us to be able to fund your deal.
